How to Subdivide?

All subdivision (Certification) applications, with the exception of plans of consolidation require Town Planning approval. Applications may be submitted with a development application, or may be submitted at a later date with the Certification Application.

Steps to follow

Step 1:

A Plan of Subdivision must be prepared by a licensed Land Surveyor, in accordance with the Subdivision Act 1988 and the Planning and Environment Act 1987

The licensed Land Surveyor will then lodge the application with Council, thereby acting as the applicant

All correspondence, whether written or verbal, will only be addressed with the Land Surveyor 

Step 2:

Council receives and registers the Application
 

Step 3:

The Subdivision Assessment Officer refers the application to all referral authorities

Responses are Received
 

Step 4:

Application is assessed and delegate report written and permit issued
 

Step 5:

If subdividing prior to completion of development, a Section 173 Agreement is entered into
 

Step 6:

Plan of Subdivision is certified and allocation of street numbers is issued
 

Step 7:

Once all requirements of the Planning Permit have been met and all inspections completed, a Statement of Compliance will be issued
 

Step 8:Certified Plans and Statement of Compliance are lodged at Land Registry and individual Titles are issued
