Farm Rate

Farm Rate
Council has agreed to introduce a new differential rate for farm land to support and encourage agricultural production in the green wedge area of the municipality. The differential rate for those that qualify will be provided with a reduction of 20% of the general rate. The rate for Farm Land, for the 2011/2012 rating year will be 0.2217 cents in the dollar. To calculate your rates (not including Additional Charges), the Capital Improved Value of your property is multiplied by the rate. Please see How are Rates calculated? page for further information.

Frankston City Council's objective for introducing the Differential Farm Rate is to encourage the retention and expansion, where appropriate, of productive farming and agricultural activities in the Green Wedge areas. Council has the authority to adopt a differential rate under Section 161 of the Local Government Act 1989. The Differential Farm Rate is a 20 per cent reduction of the General Rate and is available to landholders of properties two hectares or greater and used as 'farm land'.

Farm Land means any rateable land that is used primarily for farming purposes (which may include grazing, poultry-farming, market garden or viticulture) that is used by a business that has a significant and substantial commercial purpose and is making a profit, or has reasonable prospect of making a profit from its activities, pursuant to the provisions as set out in Section 2 of the Valuation of Land Act 1960.
