VicSmart applications

VicSmart is a streamlined assessment process for straightforward planning applications. You can submit a VicSmart application if you plan to carry out the following works in the specified zone or overlay:

  • remove, destroy or lop one tree
  • construct a building, or carry out minor buildings and works, in a zone or overlay
  • signage in a commercial or industrial zone
  • car parking reduction or waiver
  • extend one dwelling on a lot in a residential zone
  • construct or extend a front fence in a residential zone.

Your application must meet set criteria to be considered under the VicSmart process.

VicSmart subdivision applications must be submitted online through SPEAR. We recommend you hire a land surveyor to assist with your VicSmart subdivision application.

Step 1.Prepare your application

Your application must include:

  • A complete copy of the Certificate of Title that is no older than 3 months, including any restrictions such as a Section 173 Agreement. You can obtain a Certificate of Title from the Landata website.
  • A credit or debit card to pay the relevant fee. This fee is for the lodgement of your application and does not include the cost of giving notice of your application, if required. Note: we are unable to accept an Amex or Diners card online.

Read the checklists on the VicSmart website to ensure you have included any additional information required for your application.

Step 3.Submit your application
