Apply to build on flood prone land

If your property is located in a flood prone area, you may need to apply for consent before commencing building work. This is usually required before applying for a building permit.

Land that is subject to flooding is protected by a special building overlay (SBO) or land subject to inundation overlay (LSIO).

To find out if your land is in a flood prone area, you can request a property information certificate from Council.

Before submitting your application, we suggest speaking to your building surveyor to find out if consent is required.

Step 1.Prepare your application

Your application must include:

  • your contact details
  • property address
  • details of proposed works including a locality plan
  • Melbourne Water response (if required)
  • a copy of the Certificate of Title. You can obtain a Certificate of Title from the Landata website

Step 3.What happens next?  

Once we have received your payment, we will respond to your application within 10 business days.

Building work (including the delivery of materials and equipment) must not commence until your permit has been issued.
